Government Tender of Kwai Chung Logistic Land


葵涌美青路及貨櫃碼頭南路交界之葵涌市地段第 531 號將於7 月 15 日截標。地皮位於葵涌七號和八號貨櫃碼頭旁邊,地皮面積佔 594,652 方呎,最大可建1,485,418方呎的物流貨運中心,但不可散售。中標發展商須在2028年6月底前完成工程,亦須提供不少於751個車位。


地皮地底現時內有數條大型渠道,約25%的地皮面積需預留作政府渠務工程,不可在上興建任何建築物。而渠務工程計劃將在2031年展開,期間政府可佔用該部分不多於連續八年,並允許工程車輛及器材出入。


2022年首5個月,香港整體出口貨值較2019年同期大幅增長超過兩成。業界持續反映物流中心及相關用地嚴重不足; 加上新界多幅棕地被規劃作新市鎮發展,令將來供應更見緊張。故此近兩年工廈大宗成交十分活躍,中資和外資均在港插旗以發展數據或物流中心,其中華潤物流在今年五月以46.2億購入嘉里柴灣及沙田的兩個貨倉。


附近的亞洲貨櫃物流中心現租每方呎 16 至18 元,推算本物業落成後總值將逾百億。華坊估算是次地皮可售48億至 52億元,樓面呎價 3,230 至 3,500元。

Further comments from our director


Whilst a proposed logistics site at Tsing Yi has been taken for community isolation and treatment facility, the Gov’t offered another site (KCTL531) in Kwai Chung. Both sites are next to the Kwai Tsing Container Port, which consists of nine container terminals under five private operators.


KCTL531 will be developed into a logistics centre and the max permitted GFA on the land is 1.49 million sqft. The tender has been closed on 15 July with 3 bids received. Our Senior Director Alex Leung expects the price of the site to be in the region of HK$4.8b to $5.2b.
